Signing & recording

Getting it notarized is easy.

Your deed has to be signed in front of a notary before it can be recorded. You've got two simple options.

Come into our Redding or Roseville office and sign with our notary at no charge. We'll record it the same visit.

Most banks notarize for their customers for free. Sign there, then upload the signed deed below and we'll handle recording.

Which deeds can you prepare? +
At your direction, we prepare California grant deeds, quitclaim deeds, interspousal transfer deeds, and trust-transfer deeds. As a Legal Document Assistant we prepare the deed you tell us you need — we don't choose the deed type for you or give legal advice.
Do I need a lawyer to transfer a deed in California? +
No. California lets a registered Legal Document Assistant prepare your deed at your specific direction. We are not attorneys and we don't provide legal advice — if you need legal advice about your situation, talk to an attorney.
What is the $100 rental or commercial add-on? +
California's SB 2 (the Building Homes & Jobs Act) charges a $75 state recording fee per parcel — up to $225 per transaction — on real estate documents that aren't part of a sale. Transfers of a home to an owner-occupier are exempt, but rentals and commercial property aren't. The $100 covers that fee plus the extra paperwork.
Will I owe documentary transfer tax? +
Often not. Gifts with no money changing hands, transfers into your own revocable living trust, and transfers between spouses are commonly exempt; we prepare the affidavit either way. On a sale, the county documentary transfer tax is generally $1.10 per $1,000 of value. This is general information, not tax or legal advice.
What do you need from me to start? +
Three things: the name to go on title, the property address, and how you want the title vested — for example, into "The Smith Family Trust dated June 1, 2020," or as joint tenants. We can't prepare the deed without the vesting. We handle the rest, researching the current vesting and legal description, and follow up only if something needs clarifying.
Can you record the deed for me? +
Yes. Once your deed is signed and notarized and you've uploaded it, we e-record it with the county recorder where the property is located and send the recorded copy back by email. Recording turnaround varies by county.
Which areas do you serve? +
California only, for now. We prepare and record deeds for properties in any California county from our offices in Redding and Roseville.
